Main Slide Government Grants & Incentives The QLD government offers plenty of incentives to help First Home Buyers get into their own homes. The great news is that if you meet the requirements, you can combine incentives and that adds up to big savings! We’ll help you with all the paperwork and applications so you can take full advantage of their offers, saving thousands of dollars towards your home. How Much Can I Save? A few incentives available right now are below: CLICK THE ICONS ABOVE TO LEARN MORE First Home Owner Grant First Home Owner Grant BACK New homeowners receive $15,000 as a one-time payment, on homes valued less than $750,000. This is a great jump start on payments or it can be used towards your deposit. Our broker team will apply for the grant for you, and make sure the lending partner has all the paperwork for the payment towards your new home. TO BE ELIGIBLE FOR THE $15,000 QLD FIRST HOME OWNERS GRANT: You must be at least 18 years of age.
You must be an Australian citizen or permanent resident (or applying with someone who is).
You or your spouse must not have previously owned property in Australia that you have lived in.
You or your spouse must not have previously received a First Home Owner Grant in Australia.
You must be buying or building a brand new home.
The value of the home including land is less than $750,000.
You must reside in the home, for which the Grant is claimed, as your principal place of residence within one year after the eligible transaction for that home is completed.
And you must remain in continuous occupation in that home for a period of at least six months.
Stamp Duty Stamp Duty BACK There are first home concessions as well as vacant land concessions on Stamp Duty. Depending on the value of your home and land, this could add up to you paying no Stamp Duty upon purchase. Stamp Duty is a state government tax, so amounts can vary from state to state. We’ll help you work through the details and ensure you save as much as possible. YOU CAN CLAIM A FIRST HOME BUYER STAMP DUTY CONCESSION IF YOU: Buy a home and move into it within one year of the date of purchase.
Live in the home as your principal place of residence for a minimum 6 months.
Do not sell, transfer, lease or otherwise grant exclusive possession of part or all of the home, or surrender the lease to another person(s) before moving in or within one year of the date you move in.
Have never held an interest in residential land anywhere in the world.
Are at least 18 years of age (The Government may waive this requirement in special circumstances).
New Home Guarantee New Home Guarantee
(previously known as the First Home Loan Deposit Scheme)
BACK This initiative by the federal government helps first home buyers buy their first home faster and easier. Approved applicants can secure mortgages with deposits with just a 5% deposit, while also saving on lenders mortgage insurance (LMI). This incentive is available for 10,000 new homes between 1 July 2021 to 30 June 2022, so the earlier you apply the better.
TO BE ELIGIBLE FOR THE FIRST HOME LOAN DEPOSIT:
You must be an Australian citizen, at least 18 years older.
You must have an annual taxable income less than $125,000 (single) or $200,000 (couples) during the previous financial year. To apply for one of the 10,000 spots, you will need to provide relevant income and tax records.
Couples are only allowed to apply if they are married or in a de-facto relationship, but other joint applicants (siblings, friends, parent/child, ect) are not eligible.
You and your spouse must provide proof you have never owned or held interest in property in Australia before, including investment, commercial property, or company title properties.
You must move into the property within six months of owning your home and continue to live in that property for as long as your home loan has a guarantee under the First Loan Deposit Scheme.
Family Home Guarantee Family Home Guarantee (NEW!)
BACK This is a new initiative to help single parents afford a new home. The Family Home Guarantee can be used to build a new home or purchase an existing home with just a 2% deposit, regardless of whether the single parent is a first home buyer or has owned property before.

This is similar to the New Home Guarantee, but the Family Home Guarantee is designed to help single parents to buy a new home with a low deposit while saving on LMI, but in this case the deposit is 2%, instead of 5%
TO BE ELIGIBLE YOU MUST:
You must be an Australian citizen, at least 18 years older.
You must be a single parent with at least one dependent. In this role, you must provide proof that the child/children are in your care, and you are legally responsible for the day-to-day care, welfare and development.
You must have an annual taxable income less than $125,000 for the previous year. Child support payments are not included as income for the purpose of the income cap). To apply for one of the 10,000 spots, you will need to provide relevant income and tax records.
You must be the sole applicant listed on the loan and certificate of title (no joint applications are allowed).
You must live in the property you intend to purchase.
You do not need to be a first home buyer, but to be eligible you are not able to currently own a home or property in Australia, including investment, commercial property, or company title properties.
Depending on your situation and terms of shared custody agreements, both single mother and father of a child may be able to separately access the Family Home Guarantee as individuals.

Our mortgage brokers will review your assessment to provide you with personalised options, tailored for your budget and situation.

CHECKPOINT 3
PRE-APPROVAL

After we meet you and find out what you would like for your new home, we’ll gather qualifying documents for your detailed finance assessment.

CHECKPOINT 4
CONTRACTS & BROKERS APPLICATION

After you have chosen your land and house design option, all based on the tailored plans that were created for you, it’s time for your final steps of submitting the contracts, applications and awaiting approval.

CHECKPOINT 5
FINAL APPROVAL

Once you reach this point, you have made it! You are at the final step, ready for settlement and moving into your new home.
